Tenant must obtain renters insurance with a minimum of $100,000 liability coverage and provide proof of insurance before move-in.

Late fee of $275 if rent is more than 5 days past the due date.
A move-in inspection with photos will document the condition of the property. A move-out inspection will compare the property to the move-in condition. Any damage beyond normal wear and tear may be deducted from the security deposit in accordance with California law.
