Mt Blanca is the 4th highest peak in the Rocky Mountain Range and towers 14,345 feet into the sky only about 14 miles from this land. The Sangre de Cristo Mountains fill the Eastern skyline. San Luis Lake, Zapata Falls, and Great Sand Dunes National Park are a short drive past Mt. Blanca. This property has excellent access with 330 of frontage on a County-maintained dirt road called Stoner Road. The lot is a very long 660 feet deep. The property is zoned Estate Residential allowing for one residence of at least 600 square feet. You are allowed to camp on this ranch for 14 days every 3 months without a permit. There is no time limit to build. If you do decide to build, you will need to install a septic system and have a permanent water source. You can install a cistern that utilizes water-haul and or a water-catchment system, or you can get a well permit from the State of Colorado for a household well. Power here would be by an alternative source such as solar or generator; there are 300 days of sunshine per year here, so solar is a great option that many people utilize in the Valley. Once you build, you are allowed to have up to 2 horses, and chickens in a coop. The San Luis Valley is a stunningly beautiful part of Colorado that provides hiking up and around the mountains, in the Valley, and through the Great Sand Dunes; multiple fishing venues; mountain biking; boating, canoeing, kayaking, tubing; photography (there are thousands of acres of wildlife refuges just a distance away; and thousand of acres of BLM land in neighboring counties).
