I have never observed standing water on the lot, but it is adjacent to a creek which overflows periodically, so the house will need to be slightly elevated (<1ft) which is would be typical anyways with a foundation block above grade. The neighboors did not experience problems during the big flood of 86. It is a nice area and backs up to woods. Sewer runs in front of the lot but it doesn't currently have city water. Well water is common in Burton because the water is usually quite decent. There is a second lot that is the equivalent size available that is separated only by another that can be included for a slightly higher price. Owner financing options are available.
