    What's special

Solitude Vista offers the unique opportunity to build on a pristine lot in one of Jackson Hole's most remarkable neighborhoods, Solitude. Solitude is the best of Jackson Hole—adjacent to Grand Teton National Park and next to the Snake River; home to more wildlife than humans; and in the literal shadow of the Tetons. A home built on Solitude Vista's 5.72 acres, which includes two creeks and part of a pond and has uninterrupted views of the Tetons, will feel secluded, yet the restaurants and shops of downtown Jackson are only 10 miles away. Teton Village and Jackson Hole Mountain Resort are 18 miles. Here you can fly fish on or horseback ride next to the Snake River and then head into town and eat at a James Beard-recognized restaurant, or over to Teton Village to ski. All in a Name Tucked into the Snake River bottoms between Jensen and Jackson Hole Ranches and adjacent to Grand Teton National Park, the Solitude neighborhood is one of the most desirable and beautiful in Jackson Hole. The amenities of downtown Jackson are a short drive, yet the neighborhood offers homeowners space and, yes, solitude. Residents here enjoy private access to the Snake River, on the banks of which they can ride horses or bicycles, hike, cross country ski, fly fish, or snowshoe; large lots; wildlife including moose, elk, bears, and eagles; easy access to the Jackson Hole Airport; privacy; and some of the valley's best views of the Tetons. The Snake River forms the western boundary of the neighborhood, which was first developed in 1979 when a long-time Jackson Hole ranching family decided these 586 acres of sagebrush meadows and mature cottonwood and fir forest would be better building sites than pasture for their cattle. Although the county allowed more density, lots here were kept largemost, including Solitude Vista, are between 5 and 6 acres. There are only 103 lots in Solitude and, more than forty years into the neighborhood's development, not many vacant lots remain. Because Solitude is adjacent to Grand Teton National Park and critical wildlife habitat, homeownership here includes rules that could be seen as peculiar elsewhere, like the requirement that outside trash bins be bear-proof and that exterior lighting must be Dark Sky compliant. (The latter ensures Solitude has a dark sky rating equal to that of the national park rather than that of the Town of Jackson, where light pollution can keep you from seeing the Milky Way from your front yard. In Solitude, you'll have no problem seeing the Milky Way, and thousands of other stars, all without the aid of a telescope.) The neighborhood prohibits short-term rentals. Plenty of Possibilities Solitude Vista is a rare untouched, level 5.72 acre corner lot in the Solitude neighborhood. It has live water and views of the entirety of the Teton Range and, in the opposite direction, of Sleeping Indian and the Gros Ventre Mountains. Because it is a corner lot, its views of the Tetons cannot be interrupted by future buildings. The eastern portion of the property includes a pond (that is shared with the neighbor to the southeast). On the northeastern part of the property, an intimate creek flows through a stand of cottonwood trees. This creek and the creek coming out of the pond eventually join to form a live waterway that flows along Solitude Vista's northern edge. Solitude Vista's natural attributes are amplified by the fact the property has no predetermined building envelope. You can work with your architect to site your home and guest home to maximize the views and features you want. (Main houses in Solitude must be a minimum of 3,000 square feet; guest homes can be no more than 1,000 square feet) It is also possible to build a barn (and keep horses). Location Solitude Vista is less than 10 minutes from the Jackson Hole Airport. To get to Grand Teton National Park, it's a 15 minute drive ... or a much shorter hike or horseback ride. (Grand Teton National Park starts right outside the entrance to Solitude.) Downtown Jackson is 10 miles and Teton Village, home to the world-famous Jackson Hole Mountain Resort and, for 7 weeks every summer, the Grand Teton Music Festival, is 18 miles. This lot is on a corner in the eastern part of Solitude. Here the landscape is flat and dominated by sage meadows, leaving the views of the Tetons unimpeded. Solitude Vista also has views of Sleeping Indian, a prominent peak in the Gros Ventre Mountains, which rise from the eastern side of the valley. Where the Neighbors are Wild Most of the same animals that live in neighboring Grand Teton National Park live or migrate through Solitude. The neighborhood is in the Snake River Corridor, an area critical to the health and survival of 80 percent of the vertebrate and all of the invertebrate species that live in the Greater Yellowstone Ecosystem. In the spring, summer, and fall, Solitude can be home to hundreds of elk. (In the winter these elk, along with thousands of others, migrate south to the National Elk Refuge, where you can take a horse-drawn sleigh ride into the middle of the herd.) The neighborhood's riparian areas and forests are home to moose, Trumpeter swans, and bald eagles and other raptors. Even bison and black and grizzly bears sometimes wander through.
