New heating system and insulation, newly painted, new front and back door with keypad locks, newer appliances, and a combo washer-dryer in the unit (this one uses heat pump technology and does not steam up the room). New bathroom fan. Decent vinyl in the kitchen and bath, LVP in the living room, and refinished hardwood in the bedroom. Main entry is up the back utility stairs. Keyless entry--never deal with a lockout again. Front apartment door is meant to be a fire exit. You pay for internet/cable/phone and electricity; landlord pays for heat, hot water, trash, water & sewer, and snow removal. The back yard is a shared space. I will talk to you about pets, but it has to be reasonable. No exotic animals. No rodents. No hoarding. No heat lamps. NO SMOKING in the apartment or in common areas. I prefer a 30 day tenant-at-will lease, though I will negotiate if a tenant needs a longer term. 1 parking space is provided as long as rent is paid in full; the landlord accepts no responsibility for cars parked on the lot. The landlord pays for snow removal (once per storm), trash, water, sewer, and heat/hot water. We strive to be as green as possible, and our tenants' heat and hot water come from renewable wood pellets.
