Financials: Minimum 700 FICO credit score. Per CA SB 267, subsidized applicants may provide verifiable alternative evidence of ability to pay in lieu of a credit score (must provide 12 consecutive months of verifiable on-time rent and utility payment history). Execution: Approved applicants must sign the lease and provide the full security deposit via certified funds within 48 hours of approval. Fair Housing: We strictly comply with all Federal, State, and local fair housing laws, including Source of Income protections. Owner pays for gardener and jacuzzi maintenance. Renter pays for water, gas, and electricity. No smoking allowed. 2 pets maximum. Sprinklers must be left on to maintain garden. Jacuzzi pump timer must be left on to maintain jacuzzi.
