    #95 Plains Road is a 10.5 Acre lot with frontage on both Plains Road and on Westbrook Road. #85 Plains Road is a .3 acre lot with frontage on Plains Road. That lot will be included in the sale making the total land that will be sold 10.8 acres. Both lots are in the Business District in Essex. The rules and regulations of the business district are attached on tbe MLS, and can be found in the Essex Zoning Rules in section 82. As of January 1, 2019 retail trade should be allowed in the business district. There is one house on each of the lots. However, the houses are not habitable at this time. In order to use the property for commercial use the homes will have to be taken down. Scotts Farms currently leases the property for a farm stand and greenhouse use. The farm stand and the greens houses and any other of Scotts Property does not convey with the sale. It may be possible using the State of Connecticut Statute 8-30g to put cluster type housing on this lot as long as satisfactory septic systems can be installed. This is one of the last big parcels on Plains Road and it will offer many unique opportunities to whoever purchases the land.
