Overfilling the house with personal property (hoarding) or illegal outside storage on the porches or in the yard is a deal killer. Only have off-street parking for one vehicle. New paint outside 2024 and inside a year ago. House was rebuilt after 2015 windstorm and finished as it is now in 2018. R-30 insulation ceilings, R-19 walls mostly. R-13 otherwise. House sits in an unique near river enclave that has quiet long term neighbors. The riverfront iron bridge trail is nearby across the train track. that trail also crosses the river on its namesake iron bridge to the centennial trail on the other side of the river. the house is heated by a high efficiency gas furnace installed in 2019. Monthly rent is actually $1200 but the property owner insists on paying the city water-trash-sewer bill since the city allowed a former tenant to go an entire year without paying the city utility bill the owner got stuck with. (Owner pays for Water/trash/sewer minimum service. No green waste bin.) Tenant pays Avista gas and electric, and owner approved internet. One (1) pet possible but the owner is wary of pet damage. Pet urine most of all. One year lease. reusable credit reports are fine. Minimum FICO score of 600 desired but the landlord is far more interested in stability such as the work and rental history of any tenant applicant. No pet is a plus.
