    What's special

    For sale is my 2 Bedroom, 2 Bath Signal View Condominium. It is the larger style with Washer Dryer Connections and is on the ground floor. It needs a makeover - carpet, tile, paint, etc. All of the issues are strictly cosmetic. It has a new Dish Washer, but no refrigerator or Stove currently. Signal View has staff or contracts with vendors and the cost to put it in livable or rentable condition would be about $3500. These units sell for around $60,000 in good condition. I am trying to sell this unit quickly for $49,900, if someone wants control of the renovation options such as paint and carpet color, appliances, etc. Some money could also be saved if an individual wanted to perform part of the work. I will begin the renovation shortly if it does not sell in the current condition and the price will be adjusted as I invest money in the renovation. The association dues run about $210 per month and include insurance, water, exterior maintenance, and common grounds maintenance. Also, approximately $40 of the $210 in Association Fees are allocated to a Capital Improvement fund. So, there is never a need for any kind of special assessment for long term maintenance issues, such as roof replacement, replacing metal steps and balconies, etc.
