    Great little ranch property on Rogers Mesa outside of Hotchkiss. +/-60 acres with +/-43 acres of hayable farm ground. 10 acres in new alfalfa, 13 acres in triticale in 2023 growing season, and 20 acres in alfalfa/grass mix. There is also a non-permitted well, but it is not currently hooked up to anything. 20' x 24' metal shop building that is insulated and heated w/ a woodstove. 2 large hay barns: +/-40' x 60' and +/-50' x 80', 3 game-fenced hay stack yards. There is also a loafing shed, equipment shed, granary, and an older set of corrals. Irrigation is via underground pipe to the property with alfalfa valves delivering to the various gated irrigation pipes. There are lots of large, mature shade trees, and there are several treed areas on the property that the livestock and wildlife absolutely love to hang out in.
