House Rules and Conditions of Occupancy
1. Occupancy Limits
The premises shall be occupied only by the individuals listed on the rental agreement. The maximum occupancy permitted is limited to the approved occupants listed in the agreement unless otherwise approved in writing by the Landlord. Any unauthorized occupants residing on the premises may constitute a violation of this agreement and may result in termination of the tenancy.
2. Guest Policy
Short-term guests are permitted; however, overnight guests staying more than three (3) consecutive nights or more than seven (7) total nights within a 30-day period must receive prior written approval from the Landlord. Guests must comply with all property rules and regulations. The Tenant assumes full responsibility for the conduct and actions of any guests or invitees.
3. Quiet Enjoyment / Noise Restrictions
To ensure the comfort and safety of neighbors and surrounding residents, quiet hours shall be observed between 10:00 PM and 7:00 AM. Excessive noise, loud music, parties, events, or disturbances that may disrupt neighbors are strictly prohibited.
4. Parties and Events
Parties, gatherings, or events are not permitted on the premises without prior written approval from the Landlord. Any event that results in excessive noise, property damage, or disturbance may result in immediate termination of the rental agreement.
5. Property Care and Maintenance
The Tenant agrees to maintain the premises in a clean, sanitary, and orderly condition at all times. Tenant responsibilities include but are not limited to:
Maintaining general cleanliness of the interior and exterior areas used by the Tenant
Promptly reporting maintenance issues or damages to the Landlord
Proper disposal of trash and recycling in designated containers
Preventing conditions that may cause damage to the property
Failure to maintain the property in reasonable condition may result in additional cleaning or repair charges.
6. Snow and Exterior Maintenance
Tenants are responsible for clearing snow and applying salt or ice melt to walkways and driveways as necessary to maintain safe access to the property unless otherwise specified in writing.
7. Prohibited Activities
The following activities are strictly prohibited on the premises:
Illegal activity of any kind
Smoking anywhere on the property
Possession or use of illegal substances
Vandalism, destruction, or misuse of property
Unauthorized business operations conducted on the premises
Use of the property for commercial events or gatherings
8. Security Devices and Safety Equipment
The property may be equipped with security devices or monitoring systems. Tenants shall not tamper with, disable, obstruct, cover, or otherwise interfere with any security devices, cameras, or alarm systems. Tampering with security equipment may result in immediate termination of tenancy.
9. Parking
Vehicles must be parked only in designated parking areas. Parking on lawns, landscaped areas, or grass is strictly prohibited. Vehicles that leak fluids or appear inoperable may not be stored on the premises.
10. Damage and Liability
Tenants are financially responsible for any damage to the property, furnishings, appliances, or fixtures caused by themselves, their guests, or invitees. Repair or replacement costs may be deducted from deposits or billed directly to the Tenant.
11. Compliance with Laws and Community Standards
Tenants agree to comply with all local ordinances, housing regulations, and community standards during their stay. Any violations may be considered a breach of the rental agreement.
12. Violation of House Rules
Violation of any of the above rules may constitute a material breach of the rental agreement, which may result in:
Immediate corrective action required
Additional fees or charges
Termination of tenancy in accordance with applicable laws
13. Unauthorized Occupants and Additional Guest Fees
Only the individuals listed on the rental agreement are authorized to occupy the premises. Any additional occupants residing on the property without prior written approval from the Landlord are strictly prohibited.
If unauthorized occupants are discovered, the Landlord reserves the right to:
Charge an additional occupancy fee per person per day, and/or
Require immediate removal of unauthorized occupants, and/or
Terminate the rental agreement for violation of occupancy terms.
Tenants remain fully responsible for the actions and conduct of all guests or invitees while on the property.
14. Holdover / Overstay Policy
The Tenant agrees to vacate the premises no later than the agreed-upon end date of the rental term unless a written extension has been approved by the Landlord.
If the Tenant remains in possession of the property beyond the agreed rental period without written approval, the Tenant agrees that:
The tenancy shall convert to a holdover tenancy, and
The Tenant may be charged a holdover rate of up to two (2) times the daily rental rate for each day of unauthorized occupancy, and
The Landlord reserves the right to pursue all remedies available under applicable law.
15. Excessive Cleaning / Property Condition Fee
The Tenant agrees to maintain the property in reasonable and sanitary condition throughout the rental period.
Upon move-out, if the property requires cleaning beyond standard turnover, including but not limited to:
Excessive trash or debris
Stains or damage to furniture, bedding, or flooring
Food waste or odors
Pet-related cleaning where pets are prohibited
The Tenant agrees that additional cleaning or remediation fees may be charged to restore the property to its original condition.
16. Right of Entry and Inspection
The Landlord reserves the right to enter and inspect the premises with at least twenty-four (24) hours' prior notice to the Tenant, except in cases of emergency where immediate entry may be necessary to protect the property or ensure the safety of occupants.
Inspections may be conducted for purposes including, but not limited to:
Verifying compliance with the terms of the rental agreement
Investigating concerns regarding unauthorized occupants, property misuse, or rule violations
Assessing the condition of the property and identifying maintenance or repair needs
Ensuring the proper functioning of safety or security devices
The Tenant agrees to reasonably accommodate inspection requests and shall not unreasonably deny access to the Landlord or authorized agents acting on behalf of the Landlord.
Failure to allow lawful entry after proper notice may constitute a violation of the rental agreement and may result in corrective action as permitted under applicable law.
