RENT, FEES, AND PAYMENTS -Rent is due on the 1st of each month. -Late fees apply as stated in the lease and in accordance with Texas law. -Returned payments (NSF) will incur a fee as allowed by law. -Partial payments are not accepted unless approved in writing. 3. UTILITIES & SERVICES -Tenant is responsible for: Electricity, water, gas, sewer, trash, internet, and cable. -Utility accounts must be transferred to tenant's name before move-in and remain active through lease end. -Failure to maintain utilities may be treated as a lease violation. 4. MAINTENANCE & CARE OF PROPERTY -Tenant responsibilities include: Keep the home clean and sanitary at all times. -Promptly report maintenance issues through the designated communication method. -Landlord will replace HVAC air filters every quarter and inspect the property at the same time. -Do not flush wipes, feminine products, grease, or foreign objects. -Minor clogs caused by misuse are tenant's responsibility. -Tenant may NOT: Perform major repairs, electrical, plumbing, or structural work. -Paint, drill, mount TVs, or alter the property without written approval. -Change locks without landlord permission (emergency exception applies). 5. LAWN & EXTERIOR -Unless otherwise stated: Tenant is responsible for lawn mowing, edging, watering, and basic landscaping. -No removal of trees or major plants without approval. -HOA rules regarding lawn appearance must be followed. -Trash bins must be placed and retrieved according to city schedule. 6. PEST CONTROL -Tenant must maintain cleanliness to prevent pests. -Initial pest control is provided at move-in. -Ongoing pest issues caused by tenant behavior (food, trash, cleanliness) are tenant's responsibility. 7. PET POLICY -No pets or animals of any kind are permitted on the premises. 8. SMOKING & DRUGS -No smoking, vaping, or marijuana use inside the house, garage, or near windows/doors. -No illegal drugs or criminal activity on the premises. -Violation may result in immediate lease termination without return of security deposit. 9. NOISE & NEIGHBORHOOD CONDUCT -Quiet hours: 10:00 PM 7:00 AM. -Tenant and guests must not create disturbances. -Follow all HOA and city noise ordinances. -Tenant is responsible for guest behavior. 10. PARKING -Park only in designated driveway/garage/street areas. -No blocking sidewalks, fire hydrants, or neighbors' driveways. -No inoperable, unregistered, or commercial vehicles unless approved. 11. HOA & CITY RULES -Tenant agrees to comply with all HOA rules, deed restrictions, and city ordinances. -Fines caused by tenant violations will be charged to tenant. 12. INSURANCE -Tenant is required to maintain renter's insurance with liability coverage. -Landlord's insurance does not cover tenant's personal property. 13. INSPECTIONS & ENTRY -Landlord may enter with reasonable notice for inspections, repairs, or showings. -Emergency entry may occur without notice as permitted by Texas law. 14. DAMAGE & LIABILITY -Tenant must notify landlord immediately of water leaks, AC failure, or safety issues. -Tenant is liable for damages beyond normal wear and tear. -Failure to report issues promptly may increase tenant liability. 15. MOVE-OUT CONDITIONS -Property must be returned clean and in similar condition as move-in. -Carpets professionally clean. -All keys, remotes, and access devices must be returned. -Security deposit deductions will follow Texas Property Code. 16. VIOLATIONS Violation of these rules is a lease violation and may result in fees, repair charges, or lease termination as allowed by law. Upon signing the lease, tenant acknowledges receipt, understanding, and agreement to comply with these House Rules.
