The washer and dryer are provided with no express or implied warranties. If these units break or malfunction, seller will not replace and tenant will be responsible to either furnish their own units or repair the existing units, at their cost. A weekly gardener will be on site once a week to mow and trim the front and rear yards. Tenant is expected, however, to keep all areas properly irrigated and watered in order to maintain the current grass, shrubs and trees. Open to tenants having pets but there are limitations based on insurance requirements. Please contact the owner to ensure your pet(s) will be permitted under the lease. This home is located in a gated community with an active Home Owner's Association (HOA). HOA rules require that all residents park their cars on their own driveways and maintain operable vehicles in stated driveways. As such, inoperable car storage and RV storage is prohibited under the terms of the lease due to these HOA restrictions. Tenant is allowed, however, to have cars that may need repair or are inoperative as long as they are stored within the garage. Smoking is not allowed on the premises, either indoor or outside. Vape (vaping) is acceptable so long as it is done outside the home. To ensure applicants have the financial ability to comfortably meet the monthly rent, we generally look for a household gross income of approximately three (3) times the monthly rent and a strong credit profile (often around a 700+ FICO score). However, these are general guidelines rather than strict requirements. Each application is reviewed based on the totality of the information provided, which may include credit history, debt-to-income ratio, payment history, rental history, and overall financial responsibility. All applications are evaluated using consistent criteria and in accordance with all applicable federal, state, and local fair housing laws.
