Anyone who is not living at the house that is applying is considered a co-signor. 6. Background only relevant criminal history will have a negative impact on application. 7. Evictions no evictions within the last 4 years. Exceptions any eviction records that: a. Did not end in judgement for the landlord b. Have been sealed c. Have been withdrawn or marked satisfied or settled, discontinued and ended d. Were filed during the COVID-19 emergency period e. Have a judgement by agreement in place or have been resolved. 8. ID Verification A valid (not expired) government Photo ID (ie. driver's license, passport, etc.) The cost for the application, credit, and background check is $15 per applicant, 18 years of age or over. This fee is non-refundable and will not be applied towards rent or other financial obligations should applicant be approved. PETS: Pets are allowed with restrictions to the number and type. There is a non-refundable, one-time pet fee of $250 due before move-in. In addition, there will be a monthly pet fee of $25 per month. This will be enforced retroactively if it is discovered that there are/were pets in the property, fees will be calculated from the beginning of the lease in this case.
