    Furnished 4 bedroom, 2.5 bath, spacious kitchen (the counter space will blow your mind), and cozy living spaces. The master suite contains a jetted tub and walk in closet. Located near the Provo Airport, Train Station, and UVX you are minutes from the heart of Provo, fine dining, and exciting entertainment. Tenants are responsible for utilities and must put the utilities in their name before moving in. No smoking is allowed anywhere on the property. No pets or animals are permitted. The lease can be month-to-month after the first 12 months. The landlord retains the right to perform "cleaning checks" to ensure that the property is being properly taken care of. Tenants will receive at least 24 hours' notice before these checks. Tenants agree to cooperate with the landlord in showing the property to prospective tenants prior to the termination of occupancy. No additional locks may be installed on any door without the written permission of the landlord. The landlord must be given duplicate keys for all such locks at the tenant's expense before installation. Tenants agree to accept the property in its present state of cleanliness. They agree to return the property in the same condition or pay a minimum cleaning fee of $200 if the landlord has to have the property professionally cleaned. Tenants shall make no alterations, decorations, additions, or improvements to the premises without the landlord's prior written consent, and then only by contractors, mechanics, or others approved by the landlord. All alterations, additions, or improvements made by either party shall become the property of the landlord and shall remain with and be surrendered with the premises at the end of the term. Tenants acknowledge that they will be responsible for and pay for any damage caused by rain, wind, hail, tornadoes, etc., if such damage results from leaving windows open, allowing stoppage and/or overflow of water and/or sewage pipes, broken windows or doors, torn screens, broken door and window locks, etc., or any damage occurring while the tenants have occupancy. Tenants are responsible for mowing the lawn, other yard care (for example weed whacking against fences, etc.), if the tenant wants to use garden beds, then they must harvest/tidy the area. Tenants are responsible for snow removal. If the grass grows taller than 3 inches, someone will be hired, and the tenants are responsible for the payment.
