Rent: $2,845/mo Refundable Deposit: $2,845 Application Fee(s): $32.95 per applicant. (If there are co-applicants, each applicant must pay the fee). Additional adults residing at the residence, even if they are not a co-applicant, must pass a background check. That cost is $19.95 per additional adult. Pets: Cats and Dogs are allowed, but no more than 3 pets (no aggressive dogs) Pet Deposit: $300 per pet (unless that pet is a service animal, in which case the pet deposit is waived.) Early Termination Fee: $2,000 (lease term 1 year) Renters Insurance: Renters must maintain Renters Insurance (including liability of $100,000). If you have a dog on the dangerous breed list, ensure you can get renters insurance at a rate you're comfortable with before applying. Utilities: Renter is responsible for all utilities (including gas, electric, water, sewer, garbage) Landscaping: Renter is to maintain landscaping (including mowing, trimming bushes) Maximum Occupancy: 7 Additional Rules: No Smoking/Vaping allowed in the home, garage, or shed. Lease Start Date: You must be able to start the lease by Feb 20, 2026. (If you wish to start it earlier, it should be available on or before Jan 27, 2026) Screening Criteria Please Note: Although it has a Portland address it is in an unincorporated zone, and not within the boundaries of the City of Portland as defined for the specific Portland rental laws. 1. Monthly income must be 3 times the rent. Must show proof of income. 2. Credit score(s) must be 710 or higher. (All tenants whose income is counted toward the 3 times rent must have a credit score of 710 or higher) 3. Must have no Prior Evictions within the last 5 years. 4. Provide a reference from your current landlord. 5. Crimes that warrant rejection: Drug Related Crimes Person Crime Sex Offense A crime involving financial fraud, including identity theft and forgery Any other crime that would adversely affect the property of the landlord or a tenant or the health, safety or right to peaceful enjoyment of the premises of residents, the landlord or the landlord's agent. Exceptions: There are common situations where people are perfectly able to afford the rental, but do not meet one of more of the screening criteria 1-2. For example, retired people who only pull out money they need from their investments to live on probably don't meet #1. Therefore, to mitigate not meeting one of those criteria you could demonstrate the ability to pay by having $600,000 in retirement accounts (if you are retirement age and can access that money without penalty). Or if you are below retirement age and have $100,000 in a bank account, where any large deposits within the last 3 months have proof of where they came from, such as sale of a house. You could mitigate having a bankruptcy within the last 5 years with justification, and perhaps an additional show of assets), but I will not accept any bankruptcy within the last 3 years. In the case of relying on one of these mitigation's, your screening fee would be $39.95 per applicant (for the more expensive screening that includes assets). You would also be required to pay first and last months rent up front, and the security deposit would be $5,690 (2x monthly rent). Application Process My application process is designed to be non-discriminatory. You must meet all the screening criteria (an individualized assessment will be done according to Oregon law) or your application will be rejected. I will begin accepting applications Jan 12th at 1pm via email, at which point applications will be processed on a first come first served basis. If your application is selected, you will be sent an email with information for completing the Tenant Background Search online (The application fee is the fee for this online service). The applicant must also must provide a W2 for 2025 or pay statements for the 3 months prior to the current date (or comparable proof of income). They will have 48 hours to complete the required information and submit it. If they fail to complete it within 48 hours, or if they do not pass the screening, they will be rejected, and I will move on to the next person in the list. If your application is accepted, we will schedule the signing of the rental agreement within 4 days.
