The waterproofed basement includes the additional, updated full bathroom as well as an extra large laundry room with a washer/dryer provided for tenants' use. Additional space in the basement includes two small, unfinished storage rooms as well as two larger, partially finished rooms for storage/extra space (not pictured). This home has been updated throughout with every room having been thoughtfully considered. As owners and property managers, we take pride in renting homes that we would live in ourselves and enjoy creating a bright, safe space for our tenants. We are looking for tenants who will appreciate the character and charm this house provides, and who will maintain it with the same amount of care we have. Please note the following: As typical for the age of the home, central AC was not an option in single-family homes. That being said, the house was built with efficient cooling and heating in mind. The home's airflow and circulation are excellent in the home and the provided window AC units will supply additional cooling. The two identical bedrooms each have doors leading to a flat roof above the bonus room. These doors are meant to be used for circulation only during hot summer months, only if necessary (they have storm doors), and the roof is not to be used by tenants as a balcony/sitting area. The fireplace is decorative and NOT functional for tenants' use. Small dogs will be considered on a case-by-case basis, with an additional $250 non-refundable pet deposit and additional $40 monthly rent per pet. We do not accept metro. Gross monthly income should be 3.5x the rent. No evictions. Must upload pay stubs in order to verify income and employment status. Monthly rent is $1750 with a security deposit of $1750 due upon signing the lease. $3500 total move-in costs. (Does not include pet fees, if applicable). The owner pays for trash service. Tenant pays water (through Newark Water Dept, deposit required by the City of Newark), gas (Energy Cooperative), and electric (AEP). The tenant takes care of yard maintenance/snow removal. (Lawnmower provided). We are looking for tenants with a positive past rental history (references a plus) and good credit who can pass a background check. To apply, please submit an application- the $29 fee is paid by the applicant and goes directly to the company performing the credit check, good for 30 days on any applications you submit. Even though we do not receive any part of this fee, we are happy to credit your application fee towards the first month's rent if your application is approved. Home is owned and managed by a Licensed Real Estate Agent in the State of Ohio. Owner pays for trash. Tenants pay for water, electric & gas. No smoking allowed inside the home. Small dogs permitted with additional deposit and monthly fee. One year's lease required. Positive past rental history with references preferred. Must pass credit check, with a $29 fee to be paid for by the applicant (this goes directly to the company who processes the applications).
