Lease termination date: xxx 2. The lease pertains to the above parties only. Any additional individuals living in the home require landlord approval. 3. Monthly Rent: $2750 to be paid on the 25th of the month. 4. If a check for rent bounces a $30 fee will be accrued. 5. Tenant will pay one-month rent ($2750.0) in security deposit, to be held by the landlords, until termination of the lease and used for any damage to property. 6. Landlords responsible for water. 7. Landlords will pay for electric in garage. 8. Tenant responsible for all other utilities. 9. Tenant will hold responsible utilities in their name. 10. It is the tenant's responsibility to keep the rental premises clean and sanitary and to pay for any damage caused by his or her abuse or neglect (damage not fixed upon termination of lease will be fixed using security deposit). 11. The tenant will alert landlords to defective or dangerous conditions in the rental property in a timely manner. 12. Landlords will give tenant at least 24hr hour notice before visiting property for maintenance issues. 13. Tenant responsible for snow removal. House currently has snowblower which tenant has access to for this purpose. 14. Use of wood stove is approved by landlords. 15. Remaining cord wood on the premise will be given to tenant for heating the property. 16. Tenant may paint the interior walls of the house. 17. Tenant will obtain approval from landlords before any changes made to existing structures and/or appliances within the home. 18. Tenant will contact landlords for house related emergency services within 24hrs. Landlords will make arrangements for proper repairs attending to the convenience of the tenant whenever possible. 19. Tenant agrees to two dogs on the premise and will be required to update landlords if situation changes. 20. If this lease is terminated prior to xxxx, the tenant will have the option to pay any remaining rent on the property or to find a sublet approved of by the landlord. 21. No smoking is allowed within the dwelling.
