1. Monthly Rent & Payment Structure
The monthly rent is determined by the level of property access selected by the Tenant.
Base Residential Rent: $7,000.00
Includes: 6-bedroom residence, gym, office, and all "Turn-Key" services (see Section 3).
Optional Barn & Equestrian Fee: $1,500.00
Includes: Exclusive use of the 3-stall barn, automatic waterers, and hay storage.
Total Monthly Payment (with Horses): $8,500.00
2. Move-In Costs & Security Deposits
The following funds are required in full at the time of lease signing:
First Month's Rent: $7,000.00
Security Deposit: $7,000.00 (Refundable)
Total Initial Move-In Payment: $14,000.00
Note: If the barn is included at move-in, the initial payment is $15,500.00.
Additional Pet Deposits:
Indoor Pet Deposit: $1,000.00 (Refundable)
Monthly Pet Rent: $75.00 per indoor pet.
3. "Turn-Key" Amenities & Utility Cap
The Landlord provides a seamless living experience. The following services are managed by the Landlord:
Utility Inclusion & $500 Cap: Rent includes Electricity, Natural Gas (Heat), Water, Sewer, and Trash up to a combined monthly limit of $500.
Any costs exceeding $500.00 in a single billing cycle will be billed to the Tenant as "Additional Rent," due with the following month's payment.
Connectivity: Ultra-fast High-Speed Wi-Fi (Fiber/Starlink) is provided and is not subject to the $500 utility cap.
Maintenance: Professional driveway snow removal (for 2"+ accumulation) and seasonal landscaping are included.
4. Mandatory Insurance Requirements
To protect both parties and the high-value assets of the estate, the following insurance must be active prior to move-in:
Renters Insurance: Tenant must maintain a policy with a minimum of $300,000 in Personal Liability coverage.
Interested Party: Landlord must be listed as an "Additional Interest" on the policy to receive notifications of any status changes.
Equine Liability: If utilizing the barn, Tenant must provide proof of Equine Liability coverage (minimum $500,000) prior to any horses arriving on-site.
Proof of Coverage: A Certificate of Insurance (COI) must be delivered to the Landlord before keys are released.
5. Lease Duration & Occupancy
Term: 6 to 12 Months (Adjustable by mutual written agreement).
Quiet Enjoyment: As a "Calm Space" property, Tenant agrees to respect the peaceful nature of the acreage.
Mudroom Protocol: To preserve high-end flooring, all snowy, muddy, or equestrian footwear must be removed in the designated mudroom.
