In this situation, If there is another qualified applicant that has listed a move in date sooner, John Doe would not be granted the lease and it would be leased to the other applicant who was truthful on their application. Please, be honest on your requested move in date and have the appropriate amount of funding available BEFORE you schedule a tour on a property that you are interested in. Initial lease is month to month until owner establishes a good working relationship with tenant. At a time of owners choosing, the lease may be converted to either a specified number of months, yearly or multi year lease.
