Rent is considered late if not received by the third calendar day of the month. Security Deposit: Tenant shall pay a security deposit of $5,000, held by Landlord as security for performance of this Agreement. The deposit will be returned within 7 days of Tenant vacating the property, less any deductions for damages (beyond normal wear and tear) or unpaid rent. Pets: Pets are not permitted without prior written consent from Landlord. Exceptions may be considered on a case-by-case basis. Utilities: Tenant is responsible for all utilities, including electricity, gas, water, and trash services. Lawn Care: Routine lawn care service will be provided by Landlord. Tenant is responsible for basic upkeep between services (e.g., watering, picking up debris). Repairs and Maintenance: Landlord is responsible for timely repairs related to appliances and structural elements of the home. Tenant shall notify Landlord promptly of any needed repairs. Smoking & Drug Use: Smoking and illegal drug use are strictly prohibited on the property. Parking: Vehicles must be parked in the driveway. Parking on the street or on the grass is not permitted. Late Payment Fee: If rent is not received by the third calendar day of the month, a late fee of $50 will be charged. Lease Termination: Either party may terminate the lease in accordance with applicable law and the terms of this Agreement. Right of Entry: Landlord may enter the property for inspections, repairs, or showings with a minimum of three hours' notice to Tenant. Noise & Gatherings: Tenant shall avoid excessive noise or disturbances. Parties are not permitted without prior written consent of Landlord. Quiet hours are 9 PM 9 AM on weekdays and 11 PM 9 AM on weekends. Renter's Insurance: Tenant is required to maintain renters insurance for personal belongings and provide proof upon request. Renewal or Extension: Tenant should notify Landlord at least 90 days before lease end if interested in renewing.
