Lease Terms for Condo at 720 W Gordon Terrave APT 5L Lease Duration: This lease is for a fixed term of 12 months. Building does not allow leases less than 12 months. Monthly Rent: Tenant agrees to pay a monthly rent of $3000, due on the 1st of each month. Rent payments can be made via bank transfer/Zelle/check. Move-in fee: Condominium's $750 (lease signing fee and elevator reservation move-in cost). Utilities: The Landlord will cover water, wifi, cable. The Tenant is responsible for the payment of Comed electric bill and optional parking space (there is a long wait list for spots to become available in building). Occupancy: The condo shall be used solely for residential purposes and shall be occupied by no more than 2-4 people. Subletting is not allowed through the building association. Maintenance and Repairs: Tenants are responsible for maintaining the cleanliness of the condo and promptly reporting any issues requiring repair. Landlord is responsible for major repairs related to plumbing, electrical systems, and appliances unless damage is caused by tenant negligence. Rules and Regulations: The Tenant must comply with all condo association rules and regulations. Any fines resulting from a violation of the HOA rules will be the Tenant's responsibility. Pets: While pets are allowed in the building, no pets are allowed in this rental property. Insurance: Tenants are encouraged to obtain renters' insurance for personal property and liability coverage. Termination: Either party must provide written notice of 60 days to terminate or renew the lease at the end of the term. If the Tenant wishes to vacate early, a penalty may apply, up to the HOA's discretion. All Leases must be 12 months. Entry: Landlord reserves the right to enter the condo with 24 hours' notice for inspection, repairs, or showings, except in the case of emergencies.
