    OFF GRID CABIN AVAILABLE TO SHOW! READ ENTIRE POST! I posted my cabin for sale a few weeks ago to gauge the market and we have had a ton of interest! It’s FINALLY available to show and I can be available most weekends in October /November if needed. Very close to snowmobile and ATV trails, Black River, Brantingham Lake and the Otter Creek Horse Trails. The Cabin sits on two acres at 6979 McConnell Road, Glenfield, NY 13343. It is OFF GRID and accessed via a deeded right of way that is wide enough for a dual wheeled truck to fit down. You could easily get a snowmobile trailer or camper into the site as well. The structure itself was built in 2010 and has a rustic interior. There is a kitchen (no fridge) and full bath, along with two bedrooms. One bedroom is upstairs in the loft and one downstairs. The loft bedroom could be extended out over the living room and kitchen to make additional sleeping or storage space. The cabin is wired for electric with panel box in place. It is NOT YET set up for use with a generator, but could easily be converted with a main breaker and generator hookup wired in. I might have this completed prior to sale if I can get around to it. Currently, the only heat in the cabin is a small electric wall heater. I had planned on putting in a wood stove but didn’t get around to it. I probably won’t put one in since I plan on selling the property There is a propane hookup for the stove, bring your tank and you have a functional stove and oven. I’m sure you could also put in a propane wall unit if you wanted to. There is no well, however there is an underground pump system in place. So bring your tank of water and you have fully functioning kitchen sink and bathroom facilities including a shower! There is no hot water heater at this time but there is space to add a small on demand or RV water heater. There is a small holding tank in place for the septic system. I think the previous owner had started to dig to place a larger holding tank or fully operational septic but never got around to it. A holding tank could easily be dropped in and connect the current 3” drain to it. Taxes run just under $1000 per year. No owner financing. Buyer to pay closing costs.
