    Property Description: 6810 Paddock Lane, Charlotte, MI 48813This property of rolling hills is excellent for wildlife viewing and known for both beautiful sunrises and sunsets. The adjoining land to the north is managed for deer and pheasant. Deer frequently bed down next to the house at night and are seen in the pastures at dusk and early in the morning. Sandhill cranes and turkeys are frequently seen in the pastures also. The property is located on a private gravel road. Residents take care of road maintenance and plowing. Many improvements have been done on the original five acres which was crop land. There is an attractive winding driveway leading to the house. A small orchard was planted with an apple tree that produces every year and pear and peach trees that started producing delicious fruit for first time last year. Near the house, shade and ornamental trees have been planted including redbud, sugar maple, linden, red oak, a tulip tree, Shumard oak and birch trees. One hundred evergreen Giant Thuja trees are also planted for privacy on the southern boundary of the property. Many of the trees bloom every year and are beautiful. Pasture grass for horses was planted in two fenced pastures to the north and west of the house. The fencing was removed years ago when it was no longer needed. There is a lean-to open horse shelter in the pasture behind the house. This three bedroom (two downstairs and one in the loft) home has a very unique custom design and was built and is heated by some of the most advanced and energy efficient technologies available in 2003.A Superior Walls Prefab system was installed by a contractor on site (did not require a concrete footer) directly on crushed limestone and has a 4 inch interior reinforced mesh concrete floating floor which was poured separately from the outer wall system. There are berms on three sides of the house including a flower garden at the front of the house. The backside is typical frame and footing construction. There is traditional front door access to the house thru a small concrete porch with a patio door walkout to the rear. A walk through galley kitchen connects the living room, two bedrooms, utility area with washer/dryer/sink and bathroom on the first floor. Custom wood cabinetry with pullout shelves and spice racks are found throughout the kitchen which also has a conductive heat stove top with separate oven, dishwasher, and refrigerator. Counter tops are custom tile. The bathroom has an accessible walk-in shower.. There are wood doors in the rooms and wood paneling on the ceiling and walls throughout the home. A stairway near the front door, leads to two open lofts above the first floor which are connected with a bridge between them. An in-floor radiant heated water system of tubing covered by unfinished concrete floors throughout the main floor provides energy efficient heat throughout the home with no duct work. In 2019, a 98% energy efficient Lochinvar heat exchanger tank less water heater and fire tube boiler for domestic hot water and in-floor radiant heating system was installed for the house. It keeps the house well heated and cozy without any other additional heating during the winter. An energy efficient air conditioning system was installed in the loft. However, the refrigerant used was banned by the EPA a few years later and it was never replaced. The outside unit was removed but the inside unit was left in place with the possibility that at some point a newer efficient outside unit could be installed. Due to the design of the house, breezes from the outside easily flow through the windows and keep the interior at a comfortable temperature for most of the late spring, summer and early fall. There is also a reverse osmosis water system that was installed when the house was built. Currently a rented water softener and iron curtain system from Bescois used for the house which must be removed before closing if buyers do not want to keep it. There is also an external generator hookup on the side of house facing the polebarn which feeds to a Generac manual transfer switch inside the home next to the electrical panel in case of power outages which were very rare. A garage/storage/kennel pole barn with attached wire fencing both above and underground was also constructed on the property. It can be used for a fenced garden or outdoor (dig proof) dog, chicken or goat pen. The inside of the polebarn is the size of a single car garage with additional room for storage and 3enclosed rooms (one with access to the outside).The pole barn is constructed on a limestone base covered with 2 inch thick foam insulation which is topped with rebar wire mesh with Pex tubing mounted to it and finally 4 inches of poured concrete for the floor. The ends of the pex tubing are above the concrete slab along the wall in preparation for in-floor heating. A flexible gas line is stubbed out thru the side of the pole barn towards the propane tank and pops out by the pex tubing. At one time the pole barn was being set up as a shop. The power service for the house initially goes to the pole barn. The power supply is a 200 heavy duty system. The power comes into the meter in the pole barn and goes to a junction that feeds the main panel for the pole barn. The main shut offs ends power to the main panel in the house. The service from the pole barn to the house is completely underground. Wifi and cell phone service is available through multiple providers for this property. Electrical power is supplied through Consumers Power.
