B) Drain Stoppage As of the date of this agreement, Landlord warrants that the dwelling's sewage drains are in good working order and that they will accept the normal household waste for which they were designed. Tenants agree to pay for clearing drains of any and all stoppages. C) Lawn Care Tenants shall be responsible for all basic yard maintenance, including mowing the lawn, edging the driveway, sidewalk and curb, weed-eating, and trimming all bushes and shrubbery. Tenants also agree to remove all leaves, paper, branches, or debris from the property promptly. Also, lawns, shrubs and trees must be watered by the Tenants on a regular basis throughout the year. D) Pest Control - Tenants shall be responsible for all pest control treatments for the interior and exterior of the property. Landlord shall not be held accountable for any bug, insect, pest, reptile, or rodent on or near the property. E) Appliances Although there may be appliances in the dwelling, the use of these appliances are not included as part of the rent. The appliances may be unreliable, if the fail to operate the Landlord will not repair them. If the Tenants wish to use them, they agree to assume full responsibility for care and maintenance. Tenants may request Landlord to remove these appliances from the premises, and use their own appliances. F) Air/Heat Filters Tenants agree to change the air/heat filter on a monthly basis in accordance with manufacturer's specifications and be responsible for all repairs and any damages brought about by misuse or neglect of such equipment. G) Carpet Cleaning Tenants agree to have all carpeting professionally steamed-cleaned not less than twice a year or more if conditions warrant. Proof of such semi-annual carpet cleaning shall be provided to Landlord upon request. All vinyl and ceramic flooring shall be mopped clean at least weekly. 24) REPAIRS: ____ ____ The Tenant acknowledges responsibility for any damages caused by their destruction, misuse or negligence and that of their guests or invitees. The Tenant warrants that any work performed will be done only in the capacity as an Independent Contractor and not as an employee of the Landlord. Any and all repairs made at the direction of the Tenant shall be done by a competent professional, or by the Tenant providing that the Tenant is capable and qualified to make said repairs. All repairs shall be done in compliance with all applicable codes and regulations. The tenant agrees to accept full liabilities for any mishaps or accidents and to hold Landlord free from harm or loss arising from claims of any other parties, regardless of cause, which might result from said work or this tenancy in any way. If the Tenant fails to have such repairs effected in a reasonable amount of time, the Landlord may, at the Tenant's expense, make all needed repairs which the Tenant is responsible for, and such expenses shall be payable by the Tenant as additional rent; non-payment shall constitute default of this Lease Agreement.
