I. Core Financial & Duration Terms
Lease Duration: 12-month minimum (as required by HOA).
Security Deposit: One month's rent.
Rent Payments: Due on the 1st of each month.
Move-in Costs: First month's rent + Security Deposit + Pet fees (if applicable).
II. All-Inclusive Utility Policy
Included in Rent: High-speed Wi-Fi, Water, Sewer, and Trash.
Electricity Cap: Electricity is included up to $350 per month. Any overages based on the actual Georgia Power bill will be billed to the tenant as additional rent.
Conservation: Tenant agrees to use reasonable energy conservation measures (keeping windows closed when AC/Heat is running).
III. Maintenance & Property Care
Landlord Duty: Structural repairs and major system maintenance (HVAC, Plumbing, Electrical) provided by Landlord.
Tenant Upkeep: Tenant is responsible for keeping the interior in a clean, sanitary, and "like-new" condition.
HVAC Care: Tenant must replace HVAC filters quarterly (Landlord to provide first-year supply).
Leak Reporting: Tenant must report any leaks, drips, or moisture issues to Landlord within 24 hours to prevent damage to new cabinetry/flooring.
Negligence: Tenant is liable for repairs caused by misuse, clogs (due to wipes/grease), or negligence.
IV. Occupancy & Parking
Occupancy Limit: Maximum of 4 residents. No unauthorized long-term guests (exceeding 7 days).
Parking: One (1) dedicated reserved parking spot is provided.
HOA Parking Rules: Per HOA covenants, common/unassigned spots are for short-term guests only. Residents parking in guest spots are subject to HOA fines/towing at their own expense.
Owner Occupancy: Landlord maintains a private-entrance suite on the terrace level for work convenience.
V. Pets & Smoking
Pet Policy: Small pets (under 40 lbs) considered on a case-by-case basis.
Pet Fees: $400 non-refundable pet fee + $40/month pet rent (per pet).
Smoke-Free: 100% smoke-free and vape-free property.
VI. Compliance & Safety
Renter's Insurance: Tenant must maintain a policy with at least $100k in liability coverage.
HOA Compliance: Tenant agrees to abide by all HOA rules and regulations; any fines incurred by tenant behavior are the tenant's responsibility.
