Although this property has several buildings on it the real value is the site itself. Is there another site in Volusia or the entire area that offers Major Highway frontage with it's own turn lane and crossover, appx 1 acre, high & dry, surrounded by water and a State Preserve and zoned B-7 ( Commercial Marina ) ? Feel free to ask for a copy of that special zoning. It once had a 'conditional' approval for a restaurant and I have some of the info & plats for that as that was my intent when I bought it. But it has a multitude of potential uses and reminds me of many of the smaller islands on A1A as you drive the Florida Keys. With the existing 2 residential units providing rental income it may accommodate/justify even a smaller scale business and needed parking. Surrounded by the Spruce Creek Preserve, at the headwaters of the Spruce Creek and on the 'Florida Trail' ( a designated canoe/kayak trail), this is a little bit of paradise in our crowded and growing state. And destined to stay that way ! Also, it is intended to be on the new 'River to Sea' bike and pedestrian loop.
This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
