Lease termination prior to the expiration of the initial 12 months will result in loss of security deposit 9. Tenant shall be responsible, at the termination of tenancy, for returning the property to the landlord after having been professionally cleaned and providing a paid invoice for such cleaning. If the cleaning is not satisfactory or a paid receipt is not provided, the deposit will be deducted by $250 for the landlord to hire a professional cleaner. 10. Any property changes or modifications of any kind must be approved by the landlord in advance. This includes but is not limited to outside play equipment, above-ground pools, wall paint, flooring, etc. Any that are not pre-approved will result in the immediate termination of tenancy and the loss of deposit.
