Investment property. Possible rental. Ida-damaged 3/2, over 1900 sf finished, with approximately 2600 under beam. Only the entry, master suite, and 2 closets are enclosed downstairs. The balance of the open space under beam has no finished floor, but could be screened, or enclosed to add to the living area. As it is, the cost to fully repair exceeds both market value, and cost to rebuild. The primary living area is upstairs. The downstairs slab is approximately 1'6" above grade. The downstairs bath is gutted. The building is wracked, with framing damage to roof framing, and floor joists. The siding requires replacement (all of it). Most or all of the sheathing under the siding will require replacement. None of it can be "removed and reset". There is rotted wall framing in two known locations now temporarily patched. It is unknown at this time, but highly suspected, that the area of rot on the left side is what is known as dry rot. Temporary repairs have been made to siding, and sheathing on 3 sides, to the roof at the front gable, and to the roof on the porch. The building interior is habitable, barely, and occupied, with coffered ceilings, and solid pine floors in living areas. It could benefit from refurbishing, repairs, and updating, repair of central air and heat etc. Lot is +/- 1/2 acre on unusually high elevation above base flood elevation, with a gradual slope to the stream bank. This house did not flood in Ida. It has a circular drive, two gated gravel driveways to the back yard, a well, updated compliant sewer system, a new water heater, and a new high capacity well tank available for installation. Results of inspections etc.: No active insect infestations found by termite inspector, structural damage found by home inspector, substantial damage documented by homeowner, some temporary repairs and mitigation performed by / paid for by homeowner, a little damage/ a lot of damage /no damage found by 3 inspectors for one insurance company. Our last planned inspection is this week. The lot is on a sand-bottom creek known as Cypress Bayou with good opportunities for bird-watching, and occasional fishing (bass, perch, blue cats, especially after a hard rain). Quiet, established, northshore family-oriented, chicken-friendly neighborhood. We are considering tearing down the house in order to rebuild, selling as is, and selling just the lot, but we may be forced to wait to raize or sell it until after the insurance claim, and any related lawsuits are finalized. We are not in a position to owner finance, or make the repairs necessary to rent out the property ourselves. We are accepting all offers, but they are predicated upon approval by our legal counsel, and our determination that the offer is sufficient to allow us to relocate. Trades will be considered. The listed asking price is based on the replacement of the entire house with a newly built one, while retaining the better features of the property, including the artesian well, extra wide driveway entrance, parking, etc. This is by owner. There is only one owner. No other party is authorized to modify this listing, or delist this property. Thank you.
