If tenant wishes to provide these services Landlord/property manager is willing to permit tenant upkeep. Tenant shall not use the utilities in a wasteful manner. Other specified utilities are the responsibility of Tenant: ( ) cable; ( ) satellite; ( ) telephone; ( ) Internet service. Tenant shall ensure that the heat is maintained at a temperature sufficient to prevent freezing of pipes during cold periods. In the case of a water pipe burst, if tenant or other occupant is present, they shall put forth their due diligence and turn off water at the street main. Any damages incurred due to lack of tenant effort will be charged to the tenant after appropriate examination and appraisal by a licensed contractor. The deposit does not include the amount of a refundable pet deposit. Tenants may keep the following pets on the premises: dogs (20lb limit) and fish. A refundable deposit in the amount of $400 is required by Landlord for dogs. If there is any pet-caused damage at the end of the tenancy, the Landlord will first apply the pet deposit toward the damage, and then apply the security deposit toward any provable expenses. If there are no pet-related damages at 6 months, the Landlord will refund half of the pet deposit and the other half will be refunded at the end of the lease. There is an additional $25 pet fee that is required in addition to the rent. Landlord/Property Manager shall enter home for the purpose of replacing the central air and heat filters every other month (or every three months if three-month filters are used), and every 6 months to replace refrigerator water filter. There is a mandatory credit and background check fee of $75 and a separate mandatory $25 application fee. Landlord/Property Manager will present and outline application at time of showing. If future tenant is interested, only then will there be an assessed fee.
