The biggest factor I am looking for is previous on-time rent payments. I have never understood charging a pet fee, so there is absolutely no pet fee! No smoking allowed. The tenant is responsible for the power, utilities, and wi-fi. The owner will pay for the HOA, fire department, and for any issues involving the property that is not the tenant's fault. The only fee is the $1700 security deposit and that is refundable at the end of the contract. This fee is just in case there are any damages upon completion of contract. If there are no damages, then I always return the $1700 back. I am open to all rental terms of at least 3 months. Tenants are responsible for keeping the house clean and changing air filters every two months (ladder and filters are provided by owner). Tenants will be responsible for lawn maintenance. Fortunately, the yard is mostly rocks, so it only needs weeding once a month.
