Rental Application Screening Criteria Disclosure: Thank you for your interest in renting this property. To ensure a fair and consistent process, all applicants are evaluated using the same screening criteria. This property is offered in compliance with the Federal Fair Housing Act, the Colorado Anti-Discrimination Act, and all applicable laws. 1. Income Requirements Applicants must demonstrate verifiable lawful income sufficient to meet rent obligations. Minimum income guideline: o Non-subsidized tenants: Combined gross monthly income of at least 2.0 times the monthly rent. o Subsidized tenants (e.g., Housing Choice Voucher): Combined gross monthly income of at least 2.0 times the tenant's portion of the rent. Acceptable income sources include wages, self-employment income, retirement income, Social Security/SSDI, veteran benefits, child support, alimony, and housing assistance. A qualified co-signer or additional security deposit (as permitted by law) may also be considered. Only income sources that verify that the annual amount of income equals or exceeds two hundred percent of the annual cost of rent will require disclosure. 2. Credit Evaluation Non-subsidized tenants minimum credit score: 625. Credit history is reviewed holistically, including payment history, outstanding collections, and judgments. Subsidized tenants (e.g., Housing Choice Voucher) applicants credit score or adverse credit events are not considered. Credit history beyond 7 years preceding application will not be considered. Credit report expenses are the prospective tenant(s) responsibility. Applications that are submitted without a credit report are not considered complete and will not be fully evaluated. o The prospective tenant has the right to provide to the landlord a portable tenant screening report that includes full names, contact information, verification of employment and income, last-known address, and a rental and credit history record check for federal, state, and local convictions. o If this portable tenant report is provided, with all of the above verifiable information, no additional application or credit check fees will be required. 3. Rental History Verifiable rental history is required unless the applicant currently owns their residence. Factors considered include payment history, lease compliance, property care, and landlord references. Rental history beyond 7 years preceding application will not be considered. 4. Criminal History Criminal history is reviewed only after preliminary qualification, and only convictions are considered. Each record is reviewed individually based on nature, severity, and time elapsed. Criminal history does not automatically result in denial. Convictions that are over 5 years old will not be considered. The exceptions to this are: for meth-related offenses, offenses that required sex offender registration, or homicide/stalking offenses. These offenses will be considered beyond 5 years. 5. Occupancy All occupants age 18 or older must submit an application. Occupancy limits comply with applicable laws and HOA rules. 6. Submission of an application Completion and submission of an application is totally at the applicant's expense and does not guarantee application approval. Applications that are not fully completed will not be considered. All potential residents 18 years old or older must complete and submit an application before any applications are considered. 7. Showings Showings will only be scheduled for fully completed, qualified applicants. Applicants will be notified via email whether they qualify for a showing. 8. Information Verification Forms will be provided to applicants Personal, Rental History, and Employment References will be required in writing on the forms provided to the qualified applicant(s) who have viewed the property and have decided to continue with the application process. 9. These completed forms must be submitted to the Owner/Manager of this rental property via email in order to continue processing the application. 4. Verification of the submitted information will be completed by the Owner/Manager or Agent. Applicant(s) completion and submission of these forms constitutes applicant(s) permission for the Owner/Manager or his Agent to contact all the persons/organizations listed to verify the information. 5. Review of the entire Application will be completed, and a Rental Agreement/Contract may or may not be offered to the Applicant(s). Acceptance or denial will be sent via email. 6. If a Rental Agreement/Contract is offered to the Applicant(s) a second viewing of the property will be scheduled as noted above. Security Deposit(s), if not earlier processed, and the first month's rental payment will be required at that time.
