The Premises consist of a freshly painted two (2) bedroom, one (1) bathroom apartment located on the second floor of a residential building. The apartment is situated in a great neighborhood and offers easy walking access to public transportation. The Premises are intended for residential use only and shall be occupied in accordance with the terms of this Lease and applicable New Hampshire law. This Lease shall be for a fixed term of twelve (12) months; UTILITIES The Landlord shall be responsible for payment of water and sewer utilities serving the Premises. The Tenant shall be solely responsible for payment of all gas and electric utilities, including any service activation fees, usage charges, and related costs. RENT AND SECURITY DEPOSIT First month's rent shall be due and payable at the time of lease signing. A security deposit equal to no more than one (1) month's rent, in compliance with RSA 540-A, shall be due at lease signing. No keys or possession of the Premises shall be provided until all required funds are paid in full. SMOKING POLICY Smoking is strictly prohibited inside the apartment, including but not limited to cigarettes, cigars, pipes, vaping devices, and marijuana. Violation of this provision shall constitute a material breach of the Lease and may result in lease termination and/or charges for damages and remediation as permitted by New Hampshire law. PETS A maximum of two (2) pets are permitted in the Premises. All pets are subject to Landlord approval. Tenant shall be fully responsible for any damage, odors, or disturbances caused by pets. Any additional pet terms, fees, or pet deposit (if applicable) shall be governed by a separate Pet Addendum, consistent with RSA 540-A. GOVERNING LAW This Lease shall be governed by and construed in accordance with the laws of the State of New Hampshire, including but not limited to RSA 540 and RSA 540-A.
