The home may be held for up to 2 weeks from application approval if the lease is signed and the security deposit is paid within 48 hours of acceptance. RENT & SECURITY DEPOSIT INFORMATION: Rent for this home is only $2,395.00. The security deposit is generally $2,395.00, however, it may increase to up to $4,790.00 if all minimum requirements are not met as required by the owner. The security deposit is due and a lease must be signed within 48 hours of approval in order to remove the home from the market and hold it for you. ** !! The move-in/lease start date can be for up to 2 weeks from the date we notify you of approval !! ** APPLICATION INFORMATION & QUALIFICATIONS: Rent is $2,395.00/month for a 12-month lease, which includes routine pool maintenance. Other lease term options may be available for an additional monthly premium. The security deposit is generally $2,395.00 if all minimum requirements are met, however, it may increase up to $4,790.00. The security deposit does not cover any rent payments, but will remain on file until a move-out walkthrough is completed and any applicable deductions are made for cleaning, repairs, etc. There is a one-time admin fee of $120.00, which is non-refundable and due with first month's rent. Applications are a nonrefundable $85.00 per person and each person age 18 or older is required to place a separate application. A minimum credit score of 610, clean residential history (no recent evictions or unpaid rent/fees/mortgage payments), and verifiable household income of at least 3.5x the rent (approximately $8,382.50/month combined). We will also conduct a standard background check and employment verification on applicants. Pets may be accepted on a case-by-case basis for an additional fee. Renters insurance (including liability to landlord insurance- LLI) is required before your move-in date. If not provided before your move-in date, we offer a liability policy for $15/month per tenant, which will be charged automatically and cannot be refunded and is not prorated based on your lease start date/move-in date. We go in order of application, so please apply accordingly once you have read all information in this listing. Applications are non-refundable. Applications are processed in the order received. If approved, lease must be signed and security deposit paid within 48 hours to secure the property and remove it from the market. The security deposit and first month's rent/fees are due in our office via a bank certified check or money orders only. If accepted, additional payment information will be provided to you when you receive the lease agreement to review and sign. APPLICATION PROCESS, FEES, AND APPROVAL: Application Fee: $85.00 per person (non-refundable). EACH individual 18 or older is REQUIRED to submit a separate application. Separate email and phone numbers are required per application. Admin Fee: There are one-time admin fees that total $120.00 and they are due with first month's rent and fees (on or before move-in day). WE DO NOT ACCEPT APPLICATIONS FROM OTHER SOURCES (i.e. Zillow). To secure the rental, an application must be accepted, the security deposit must be paid, and the lease signed within 48 hours of approval. Approval typically takes between 1-3 business days once all applications are submitted along with all required information (bank statements, ID, income verification, verified residential history, etc). Approval time depends on how long it takes to received all required information and verification.
