To begin, the first month's rent is due, along with a $1,000 security deposit. The owner will maintain the lawn, while the renter will maintain the mulch and flower beds. We use American Home Shield. If the AHS determines that the problem is the renter's fault due to misuse, the renter must pay the $100 fee. If the damage was caused by normal wear and tear, the landlord will pay. Pets are permitted on a small scale, with a non-refundable $600 pet deposit. If a renter has a pet, he or she is responsible for the pooper scooper. Over a two-week period, no additional tenants are permitted.
