Rental Agreement
THIS IS A LEGALLY BINDING CONTRACT IF NOT UNDERSTOOD, CONSULT AN ATTORNEY.
The Tenant(s) known as _________________________, hereby agree to rent the dwelling located at 4627 Morris rd Jacksonville Fl 32225. The premises are to be occupied by the above named tenants only. Tenant may not sublet premises.
TERM The term shall commence on ___________at $2300 per month Payable on the 1th of each month in full. The term will be for 1 year and end on ______________. Tenant is responsible for full payment until lease is expired.
LATE FEES in the event rent is not paid by the 5th day after due date, Tenant agrees to pay a late charge of $40. Late fees will continue to accrue $40 every 5th day until rent is paid in full including fees.
UTILITIES Tenant shall be responsible for the payment of the following utilities: Water, electric, gas, heating fuel, telephone.
APPLIANCES: Appliances provided in this rental are: Stove, refrigerator, air conditioner. Microwave.
PETS Dogs are allowed on the property, a one time $150 fee per dog may not exceed 2 dogs.
SECURITY Amount of security deposit is $2300. Security shall be held by Landlord until the time said Tenants have vacated the premises and landlord has inspected it for damages. Tenant shall not have the right to apply Security Deposits in payment of any rent. Security deposits must be raised proportionately with rent increases.
INSURANCE Tenant is responsible for liability/fire insurance coverage on premises. Tenant agrees to obtain a "Renter's Insurance" Policy and provide Owner or agent with a copy of policy within seven (7)days of lease execution.
-No Trampolines or pools permitted on the premises.
-Yard work: rental is responsible for upkeep
NOTICES Should tenant decide to vacate the premises, a 30 day written notice to the landlord is required. Should landlord decide to have tenants vacated, a 60 day written notice is required. Tenant agrees to allow premises to be shown at any and all reasonable times for re-rental.
ACKNOWLEDGMENT Tenants herby acknowledge that they have read, understand and agree to all parts of this document and have received a copy.
