    1 person only, mobile home, in a country setting, located in Rochester Mills, PA 15771. Must like quiet.The trailer is located on East Creek Road, 8/10 of a mile off of RT119. From RT 119N to the Punxsutawney WALMART is 10 miles and from the Trailer to the Marion Center School is ~6 miles; and from the Trailer to the Indiana Courthouse is ~ 18 miles. The Trailer is approximately 625 sq/ft. under roof, excluding the covered front porch and the 8x8 outside storage shed. Trailer has 1BR; a Full Bath; a laundry room with used washer, wash sink, and gas dryer; a Bonus room, not to be used as a bedroom; a Living Room; and a Kitchen that has a used elect. refrigerator, gas stove with oven and broiler, elect. dishwasher, double sinks and good counter and storage space. All rooms have forced air gas heat and some LED Lighting. There is an outside 8x8 storage shed and outdoor parking for 1 car. Background, income check & references are required; as is a Month to Month Lease. Prior to Occupancy, $1,300 is required for: $500 Ist. month rent, $500 for last month's rent, a $300 Security Deposit. A Pet deposit is required with pet. Monthly Rent is $500 per mo. + REA Electric + People's natural gas when Landlord gas is not provided. Rent includes spring water, septic, weekly trash pick-up, Landlord owned gas when provided and outside parking for one vehicle. When Landlord gas is not provided, the Tenant must use People's natural gas and pay the corresponding gas bill less the meter charge, in addition to the monthly rent and REA electric bill. Tenant is solely responsible to pay the Provider for all services, as a minimum: land line, cell phone; satellite phone; satellite TV, internet from any source, etc. The Tenant shall share the cost for snow plowing of the common Driveway and reimburse the Landlord 13% of the total bill for services rendered. The Landlord will select the person or company to accomplish the plowing. There will be a monthly charge for the cost of gasoline used to mow the area surrounding the Trailer. The monthly charge will be the going rate for the cost of 2 gallons of gas. Grass will be mowed 2X / mo. No Smoking inside the trailer and all smoking residuals, butts, paper, matches etc. will be placed in suitable containers and not thrown on the ground. Tenant to provide Landlord with proof of Auto insurance prior to moving in and within 10 days of moving in proof of rental insurance and a minimum $100,000 of personal liability insurance.
