At the end of 6 months either party can decide to terminate the lease for any reason, or both parties can agree to continue a month to month lease. A 30 day notice will be required for termination of lease from both parties. The deposit will be returned back to the tenant tentatively after the property is cleaned (to the level the tenants moved in) and the property is accessed and cleared of any damage caused by the tenants. Tenants will be responsible for utilities which include water (garbage and sewer included) and electric ( any internet or cable will be up to the renter). Tenants must contact local utility companies and start utilities in their name prior to the move in date. Tenants will also be responsible for the upkeep of the landscape including mowing, weed eating and clearing leaves. Any repairs needed the tenant must notify the landlord within 24hrs. Tenant will be responsible for any damage caused to the property. Rent is due on the 1st of every month with a 5 day grace period if communicated prior to rent being due. Landlord is permitted to enter the property at any time as long as the tenant is given a 48hour prior notice. There is currently no refrigerator on this property. If tenant has their own they are more than welcome to bring in the house and take with them when moving out. Otherwise landlord is willing to put a basic running refrigerator in home. No pets.
