The premise leased is a Studio Apartment with __1_ bedroom(s) and_1_ bathroom located at 4223 Arch Street Tampa, FL 33607 (the "Premises"). 2. Agreement to Lease. Landlord agrees to lease to Tenant and Tenant agrees to lease from Landlord, the Premises according to the terms and conditions in this Agreement. 3. Term. This Lease will be for a term of (12) months beginning on 12/01/2021 and ending on 12/01/2022. Normal water, electric and wi-fi usage for unit has been included for this term. 4. Rent. Tenant will pay Landlord a monthly rent of $750.00. The rent is payable in advance and due the 1stth day of each month for the Term. 5. The rent will be paid to the Landlord at the Landlord's address stated above (or at another address as directed by Landlord) in person. 6. The first rent payment is payable to Landlord when Tenant signs this Agreement. 7. The deposit of $200.00 is payable with 1st month's rent. $100.00 refundable upon end of lease with keys and apartment left clean and in a good condition. Rules and Regulations, Care and Use of Property 1. The tenant will promptly notify the Landlord of any damage, or of any situation that may significantly interfere with the normal use of the property or to any furnishings supplied by the Landlord. 2. The tenant will not engage in any illegal trade or activity on or about the Property. 3. The parties will comply with standards of health, sanitation, fire, housing and safety as required by law. 4. The parties will use reasonable efforts to maintain the Property in such a condition as to prevent the accumulation of moisture and the growth of mold. The Tenant will promptly notify the Landlord in writing of any moisture accumulation that occurs or any visible evidence of mold discovered by the Tenant. The Landlord will promptly respond to any such written notices from the Tenant. 5. If the Tenant is absent from the Property and the Property is unoccupied for a period of 4 consecutive days or longer, the Tennant will arrange for regular inspections by a competent person. 6. At the expiration of the term of this Leases the Tenant will quit and surrender the Property in as good a state and condition as they were at the commencement of this Lease, reasonable use and wear expected. The Tenant will obey all rules and regulation of the Landlord regarding the Property.
