With numerous incredible features, it's hard to say what the main attraction is on the ranch. For starters, the healthy herds of native and exotic animals that call this property home is astounding. The fishing and recreational opportunities are seemingly endless. The dramatic views, soaring bluffs and breathtaking night sky are worth the price of admission. This highly-desirable ranch is the total package and aggressively priced... especially in this market, you don't see much of that anymore! Improvements: The HQ area has an inviting main lodge, 3 log cabins, cantina with firepit, animal cleaning station with walk-in cooler, various barns and an implement shed. The HQ can comfortably sleep 12+ adults. A good road system winds its way through the ranch allowing access to even the most remote portions. Ten hunting blinds (excellent condition), each with a feed station, can be found throughout the property. Feed stations have new corn feeders AND protein feeders. Fences range from new to needs-some-work. Land: This portion of western Real County is an absolute gem. As soon as you drop off of the Edwards Plateau down into the Nueces Canyon region, you can tell you're headed somewhere special. The East Prong of the Nueces River runs through or along the ranch for more than 4,500'. The river has carved towering bluffs over time, and much of the soil that once was on the hills has settled into the lower portion of the ranch. Approximately 150± acres in this area is covered with ample native grasses, and as you get closer to the banks of the river, you'll find massive oaks and numerous pecan trees. The best word to describe this ranch is "DRAMATIC." In fact, the topography alone is one of the most jaw-dropping elements that will immediately capture your attention as you traverse the ranch, with over 460' of elevation change from the river bottom to the hilltops. Wildlife: The Nueces River Ranch is teeming with wildlife, both native and exotic. You will have ample opportunities to harvest a trophy whitetail, axis, aoudad, fallow, sika, blackbuck, mouflon and turkey. The axis herd is probably the main attraction here, but with the game diversity, you never know what will step out in front of you during a hunt. The ecoregion on this ranch allows for the game to stay within the bounds of the property despite being low fenced. The wide variety of game has all the food, water and shelter they need right here on the ranch. Water: WOW! The East Prong Nueces River comes above ground on the nearby Camp Eagle property and stays above ground flowing year round through the ranch. More than 4,500' of river flows through or along the ranch, and most of the river frontage is on both sides! There is a section of river that is dammed up, creating a great lake for swimming, fishing or kayaking. The shoreline by the lake is covered with massive oaks and pecan trees, creating the perfect shady and relaxing space for an entire day on the water. The Nueces flows over solid rock bottoms and beneath a 200' limestone bluff on the south side of the ranch. It is incredibly scenic, and the magnificent height of these rock walls is quite telling of just how long this water has been flowing through the area. One of the most impressive qualities of the water is just how clear it is. The water in this region is pristine and as clear as gin! In addition to the river, there is another productive and reliable spring located in a central canyon. Well: There is one functioning water well that is highly-productive despite being only 30' deep! Taxes: The property is currently under a wildlife exemption, and taxes paid in 2020 were only $2,959.10. Location: The ranch is located near Vance, TX, and is approximately 2 hours from San Antonio, 1h 10 min from Uvalde, 1hr 20 min from Kerrville, 3 hours from Austin, and 5.5 hours from Houston. The property is accessed by and has significant frontage on Hackberry Road, a county-maintained dirt and gravel road.
