    2025 renovations include new roof, drywall, paint, and blinds throughout the home. New flooring in the second bedroom and kitchen. All new insulation and ductwork within the crawlspace as well as the foundation reinforced/supported, and the HVAC and water heater serviced. House is fully handicap accessible with front ramp, grab bars, and walk in shower within master bathroom. House also has wide thresholds to the front door, kitchen, master bedroom and bathroom to accommodate a standard size wheelchair. House is equipped with an automatic generator which starts once the city's supply is out and will also administer a self-test/maintenance mode for 15mins once a week. Tenant must provide proof of renter's insurance with at least a $100,000 policy within 30days of signing. Tenant is responsible for all utilities (City electric and sewer, County water, Suburban Propane for generator), first and last month rent and pet deposit (if applicable) is required at signing. No smoking is permitted in the house and if noncompliance is noticed then it will be a breach of contract and may lead to termination. No subletting is allowed and no long-term guest (more than a 2week period) is authorized without landlord's permission. To minimize damage to interior walls, adhesive hooks and strips, mounting tape, and or poster putty is required to hang/display any decor if desired. Inspections of dwelling and property will be conducted monthly with tenant present with inspector. Inspections may also occur due to city/county/community complaints, emergency services dispatched to property, and or for any reason that compromises the integrity of the structure or safety of its contents/tenants.
