Required Documents (Due within 72 hours of Zillow submission, PDFs only photographs may not be considered): Photo ID (valid driver's license or passport) 3 consecutive months pay stubs to current date 3 consecutive months bank statements to current date (avg. balance $7,500) If applicants have a dog meeting the criteria: vet records, vaccines, spay/neuter, registration, and weight verification ( 25 lbs full-grown) full pet criteria below Renter's Insurance: A renter's insurance policy certificate naming owner as additional insured due within 72 hours of conditional approval (after Zillow screening and supporting docs reviewed) or the application will be denied. Required $100k liability, max $500 deductible. Submission required before final approval. Total Amount Due at 1-year Lease Signing: $2500 deposit + $2500 last month's rent + Prorated first months rent $2,500 refundable security deposit held for turnover costs (examples: cleaning, repairs for damage beyond normal wear, carpet replacement only if damaged, painting only for holes/stains-not normal fading). Example list below. $2,500 prepaid last month's rent non-refundable, applies to final month only if no early termination. Move-In: You will receive a move-in condition checklist on day one, complete and return within 7 days, or we assume all is perfect. Credit Requirements: Minimum FICO: 720. Bankruptcy: None in the last 7 years. Collections/Judgments: None allowed, any amount. No Credit History: Denied or requires a co-signer + 2 months prepaid rent. Income Requirements: Gross Household Income: $7,500/month (3x $2,500 rent). Verification: 3 months' pay stubs (or employer letter), 3 months' bank statements (avg. balance $7,500). Self-employed: last 2 years' tax returns. Income Drop: If gross falls below 3x rent (e.g., roommate leaves), lease ends via non-renewal or 30-day written notice (mailed certified). Co-signer Requirements: Eligibility: Allowed if liquid assets $30,000 (12 months rent) with sustained balance history (minimum 6 months, no recent transfers). Process: Submit a separate application + docs via email within 72 hours. Sign the addendum, binding them to the full terms. Rental History: Minimum: 2+ years verifiable, no evictions, no balances owed. References: Positive required; negative = denial. Criminal History: Case-by-Case: Denied for sex offenses, violence, drugs, felonies. Lesser offenses reviewed; owner retains the right to deny for safety. Pet Criteria: Allowed: One small dog only ( 25 lbs full-grown) with prior approval. No cats, large dogs, or other pets. Must provide proof of current vaccinations, spay/neuter certificate, and pet photo with application. Fees: $65/month pet rent. Disclosure: Must be reported upfront, vet records, vaccines, spay/neuter, registration required. ESA: Accepted with a verifiable letter from a licensed mental health professional (MD, therapist) on letterhead, including license number, date, and disability need. The ESA letter must specify the animal's name, breed, adult weight, and a brief description to confirm it applies to the one being brought onto the property. For each ESA pet, a valid ESA letter from a licensed professional must be submitted with the application, subject to verification for fraud compliance with Washington law. Other Criteria: Smoking: Prohibited property-wide (includes vaping, marijuana). Restrictions: No waterbeds. Aquariums: 10 gallons. No pianos without approval. Utilities: Tenant is responsible for all utilities (electric, water, gas, internet, etc.). Appliances: Fridge, stove, and dishwasher provided. Tenant must supply the washer and dryer. Maintenance: Full lawn care, including mowing, is provided by the landlord. The tenant is responsible for maintaining the exterior cleanliness of the property, consistent with the Zillow property listing. Subleasing: No Airbnb or subleasing. Deposit Use: Security deposit capped at one month's rent per RCW 59.18.260, plus prepaid last month's rent due at signing. Total upfront may exceed two months' rent. At move-out, professional cleaning is used if the property is not returned in its original condition. Invoiced fees deducted from $2,500 deposit. Any labor needed for additional damages (e.g., painting, repairs) will be contracted by the landlord, deducted from the deposit, or, if exceeding, liened against the tenant, claimable via insurance. Professional cleaning if unit not returned move-in ready - Repair of holes, pet scratches, broken appliances - Carpet replacement if stained or torn (normal wear excluded). Examples, such as but not limited to, painting if walls have marks beyond scuffs/fading - Lock/key changes if tenant loses keys or re-keys required. There will be no deductions for ordinary wear as defined by: light scuffs, carpet compression not resulting from pet damage, paint fade from sunlight, and minor nail holes. All such charges to the tenant will have receipts/invoices mailed within 30 days of vacating. Note: All extra docs (ID, pay stubs, statements, pet proof) via email within 72 hours of submitting the Zillow application and renter's insurance certificate within 72 hours of conditional approval, or the application will be denied. Denials processed through Zillow with adverse action notice emailed within three business days per RCW 59.18.257.
