1. Lease Term
This Lease is for a fixed term of one (1) year, commencing on [TBD] and ending on [TBD] at 11:59 PM, unless earlier terminated as provided herein. No automatic renewal or month-to-month conversion unless agreed in writing.
2. Rent

3. Security Deposit

5. Pets

No illegal activities of any kind.
Tenant shall comply with all applicable laws, ordinances, and HOA rules and covenants for the community (Tenant acknowledges receipt of HOA documents or responsibility to obtain them). Landlord not liable for HOA violations by Tenant.
No smoking indoors or in any enclosed areas of the Premises (including garage/balcony if applicable). Smoking odors/damage may result in cleaning/damage charges.
7. Renters Insurance
Tenant must obtain and maintain renters insurance (minimum $100,000 liability coverage; property coverage for personal belongings) naming Landlord as additional insured if desired. Proof of coverage required before occupancy and upon renewal. Failure to maintain is a material breach.
8. Maintenance and Alterations
Tenant responsible for routine maintenance (e.g., changing filters, minor cleaning) and reporting issues promptly in writing.
No alterations, including painting, installing fixtures, wallpaper, nails/screws in walls beyond picture hanging, or structural changes, without Landlord's prior written permission.
Tenant shall keep Premises clean, sanitary, and in good repair (normal wear excepted).
9. Subletting and Assignment
No subletting, assignment, or transfer of this Lease without Landlord's prior written consent.
10. Entry by Landlord
Landlord may enter Premises with reasonable notice (at least 24 hours preferred, except emergencies) for inspections, repairs, showings (last 60 days), or other legitimate purposes.
11. Default and Remedies
Breach (nonpayment, violation of rules) allows Landlord remedies under Georgia law, including notice to cure (where required), termination, and eviction proceedings.
12. Required Disclosures (Georgia/Federal)
Lead-Based Paint (if built pre-1978): Landlord discloses [known presence/no known presence] and provides EPA pamphlet. Tenant acknowledges receipt.
