Lease Duration: 12 months Rent Amount: $1,675 Due Date: Date of move in Security Deposit: one months rent Grace Period: The Tenant is allowed a grace period of 3 days after the due date to make the rent payment without penalty. Late Fee: If rent is not received by the Landlord by the end of the grace period, a late fee of $100 will be charged. The late fee will be applied as follows: Additional Late Fees: An additional late fee of $20 per day will be charged for each day the rent remains unpaid after the initial late fee has been applied. Method of Payment: Late fees and any outstanding rent must be paid in certified funds, such as cash, cashier's check, money order, or zelle. Personal checks will not be accepted. Waiver of Late Fees: The Landlord, at their sole discretion, may choose to waive late fees in certain circumstances. Any waiver of late fees does not constitute a waiver of the Landlord's right to enforce the lease terms in the future. Utilities: electricity, water, internet, trash removal, sewer are tenant's responsibility. Maintenance and Repairs: Tenant is responsible for maintaining lawn and any removal of debris. Occupancy Limits: Maximum number of occupants allowed to live in the house (6). Subleasing: No subleasing allowed Pets: Pets allowed upon approval Non-Refundable Pet Deposit: The Tenant agrees to pay a non-refundable pet deposit of $200 per pet to cover potential damages caused by the pet. This deposit is due at the time of signing the lease or upon acquiring the pet, whichever occurs later. Alterations: No modifications or alterations to the property by the tenant. Access and Inspections: landlord can enter the property for inspections or repairs upon a (reasonable) 24 hour notice. Tenant Responsibilities: The Tenant agrees to maintain the rental property in a clean and habitable condition. The Tenant is responsible for any damage to the property caused by their negligence, misuse, or that of their guests. This includes, but is not limited to, broken windows, damaged doors, holes in walls, stains on carpets, and any damage to appliances or fixtures. The Tenant must promptly notify the Landlord of any such damage and arrange for repairs at their own expense, subject to the Landlord's approval of the repair service and methods used. Normal wear and tear: Examples of normal wear and tear include minor scuffs on walls, small nail holes from picture hanging, and fading of paint or carpet due to sunlight. The Tenant will not be held liable for these conditions. Tenant's security deposit. If the cost of repairs exceeds the security deposit, the Tenant will be billed for the remaining balance. Dispute Resolution: In the event of a dispute regarding the responsibility for repairs, both parties agree to mediate in good faith to reach a resolution. If a resolution cannot be reached through mediation, the matter will be resolved in accordance with the laws of the state in which the property is located. In the event of the Tenant's violation of lease terms, such as non-payment of rent, illegal activities, or severe property damage, the Landlord may terminate the lease with immediate effect and in accordance with applicable state laws. Mutual Agreement: Both parties may agree to terminate the lease early by mutual consent. In such cases, terms and conditions, including any financial obligations or move-out procedures, will be documented in writing and signed by both parties. Renters Insurance Requirement: The Tenant is required to obtain and maintain renters insurance during the entire term of the lease agreement. The renters insurance policy must include the following minimum coverages: Personal Property Coverage: A minimum of $25,000 to cover the Tenant's personal belongings in the event of damage, theft, or loss. Liability Coverage: A minimum of $100,000 to cover any accidental damages or injuries that occur within the rental property due to the Tenant's negligence. Additional Living Expenses (ALE): Coverage to provide for the Tenant's living expenses if the rental property becomes uninhabitable due to a covered loss. The Tenant must provide proof of renters insurance coverage within 30 days of the lease start date and upon each policy renewal. The Landlord must be listed as an additional interested party on the policy to ensure notification in case of policy cancellation or changes. Failure to obtain and maintain the required renters insurance coverage will be considered a breach of this lease agreement, and the Landlord reserves the right to take appropriate actions, including but not limited to, charging a fee or terminating the lease. Move-In/Move-Out Inspections: Conditions for move-in and move-out inspections and inventory checklists. Noise and Conduct/Quiet Enjoyment: The Tenant and their guests shall not engage in any activity that disrupts the quiet enjoyment of other residents or neighbors. Excessive noise, including but not limited to loud music, shouting, and disturbances, is prohibited at all times. Parking: All parking shall remain on agreed subject property only. Smoking Policy: No smoking is allowed inside the house or on the property. Move-Out Inspection: Upon the termination of the lease, a move-out inspection will be conducted by the Landlord to assess the condition of the property. The Tenant is encouraged to be present during this inspection. Any damages identified during this inspection that exceed normal wear and tear will be documented, and the cost of repairs will be deducted from the security deposit. If the damages exceed the security deposit amount, the tenant shall be billed remaining balance.
