    Location: Cedar Mountain Ranch is located 25 miles South of Llano, Texas and 22 miles North of Fredericksburg, Texas off of the historic and scenic Willow City Loop.Description: Rough and raw are the best adjectives for the Cedar Mountain Ranch. A large portion of the ranch is located on top of Cedar Mountain. With approximately 360 in elevation changes, views to the South and East of the ranch are nothing short of extraordinary. Almost 1/3 of CMR lies in Llano County with the remainder being in Gillespie County.The road system is adequate and provides a good overview of what the ranch has to offer. A large portion of CMR is densely covered, primarily in Juniper, Persimmon, and Bee Brush. Other than that, your standard mix of hardwoods includes Post Oaks, Live Oaks, and a smattering of Red Oaks and Cedar Elms. Cedar Mountain Ranch also has one of the highest concentrations of Mountain Laurel that Ive seen on a single property in a long time. The Lower Colorado River Authority has a transmission easement and the line runs East/West through the ranch.Water: Cutoff Creek is located on the ranch (approx. 4300 of creek frontage). Located directly behind the cabin and barn off of the Loop. Cutoff is a strongflowing creek and typically flows throughout the dry months. There are several lowflowing springs scattered about the ranch. In the Northeast quadrant of the ranch, a long, deep canyon, a little over a mile long, contains multiple springs and normally is a constant flowing unnamed creek. The photos, taken in late June 2015, show some of its potential. The owners, as well as neighboring ranchers, have said that the springs that feed into the creek are strong and almost never stop flowing. The location of CMR is directly over one of Texas minor aquifers, the Hickory Aquifer, and the springs more than likely emanate from it.Access: There are three access points to public roads. Two of the access points are directly off of the Willow City Loop (over 5000 of Loop frontage) and the other is off of the Willow CityClick Road, which dead ends into private property a short distance from CMR.Improvements: The main cabin, approximately 2200 sq. ft., is a 3 bedroom, three bath custom home encased in a metal exterior. It has a modern, open floorplan with granite counters, custom cabinets, and high end appliances. It has two master bedrooms, each with a king bed, and a kids bunk room with two sets of bunk beds allow for sleeping up to 8 people. Two additional queen size Murphy beds in the living room sleep another 4 people for a total of up to 12 guests. Each master bedroom has its own en suite bathroom, while the kids bathroom is across the hall. All bathrooms have oversize tiled showers. The cabin also has an attached screenedin porch overlooking the creek.Just a short distance from the cabin is a 1200 (approximately) garage/shop/toolshed to house tractors, atvs, etc. Both structures are serviced by CTEC electricity and an electricpowered submersible pump within the nearby well, logged at 40 gpm.There is an old hunting shack located at the Northeast quadrant of the ranch. It has a well with an electric submersible pump. Very little is known about the details of the well. Residential electricity (from Central Texas Electric Coop) comes onto the property near the cabin.An additional well, near the center of the property, contains a solarpowered pump logged at 30gpm to supply water for livestock and wildlife.
