Look around and you will see that most of Evergreen from the corner of Shelbyville Rd to Brinley is already commercial and the old house opposite is rumored will become a commercial entity. DISCERNING PROFESSIONAL/ CONTRACTOR/HANDYMAN/ENTREPRENEUR This house is ideal for anyone who needs a large workspace and appreciates quality. Commercial potential. Until Covid struck this was going to be an Airbnb - application already made. 1200 SQ FT GARAGE / WORKSHOP Concrete floor. 10' double garage doors. 3 phase electric. Eight LED screw-in lights, each emitting 7,000 Lumens. That's 56,000 (!!!) Lumens, giving you daylight brightness, day or night. This is the perfect workshop for a professional or serious dedicated handyman. FLOORS. Probably the least appreciated comparative difference in a home is the quality of the flooring. Today el-cheapo vinyl sheet is being installed in houses in the $400,000 range by "quality" builders. And I recently saw 5/15" hardwood used in a model home in an upscale neighborhood. The problem is you don't discover what thickness the hardwood is until something goes wrong... We also did not want to use manufactured wood flooring (top layer too thin) or bamboo (expansion/contraction issues). We ultimately settled on genuine timeless hardwood. When we started to rehab this house we intended to use it as an Airbnb, so we installed quality finishes to take hard wear. To that end, on the first floor, we have used 3/4" hickory hardwood floors which score 1820 on the Janka scale! On the 2nd floor, we've installed an industrial-grade Luxury Vinyl Plank with a wear level thickness of 20ml! And in the bathrooms, we've used porcelain tile, not ceramic. COUNTERS Every countertop in the kitchen and bathrooms is gorgeous, durable, timeless granite. No "cultured marble" here! LIGHTS Every light in every room is LED. You are going to love the time and operating cost saving. KITCHEN Granite countertop, of course! And check out the single-basin sink - a durable composite material in chique dark grey to contrast with your all-white cabinets. 6-way adjustable soft-close hinges, with 3 per door on the upper cabinet doors. The gliders are under the drawers, not on the sides, to create maximum space. Drawer boxes pure wood, dovetail, and the front frame 100% birchwood. No particle board anywhere. These cabinets will last you a lifetime. MASTER BATHROOM That over-size shower was expensive! Finding the glass and doors was a work of love. We hope you enjoy it. BASEMENT Though technically unfinished it is extremely useful. We painted the floor with thick long-lasting gray water-resistant paint.
