Let me start of by saying this house is huge. 2,528 sq ft (not including attic access AND a half basement foundation) It sits on about 1 acre on one side of Mountain Road, and there is about 4.71 acres with a well across the road. My wife and I have lived in this house for a year. It’s livable but needs some work. The downstairs is 90% there. It has new floors new bathroom cabinet, and modern automatic toilet installed. New mini split 24000 btu. And has chimney for a wood stove. Does have a furnace downstairs and ductwork throughout.(I know nothing about it other than the wiring checked out ok a year ago) Electrical is grounded at the box. Brand new roof that will have finishing touches done this week, 40ft x 100 ft wood fence in side yard, and the back exterior wall installed 2025-2026. On the acreage there are over 300 mature trees marked for logging mainly Black walnut, Hard Maple, and cedar. Also have multiple ATV trails already made. It wouldn’t take much to have trails all over it as it had them before it became overgrown about 5 years ago. Has a chicken coop and fence, and a pole barn across the road. Now for the “what makes this a project” part. Currently it needs about $150-$250 in plumbing(parts). We had PEX put in, but this last winter storm busted them up pretty well. I do not currently know the condition of the water heater. I would recommend an electrical update (all upstairs lights work and all downstairs outlets work. Bathroom and kitchen both work. Upstairs was hit hard by Helene(before new roof) the back 2 upstairs rooms likely need complete renovation other than the framing which is solid walnut. It also has 2 buildings around back conjoined that measures roughly 10x40 the back building is in decent shape and the other needs new floors in half and the roof repaired. The outside cleans up nicely with 1 coat of primer and 1 coat of paint but needs to be finished. This house was built to last, it just really needs TLC.
