    House is located in the back of the neighborhood. There is a heavy police presence with a security system already installed, just have to take over the note. 3 bed, 2 bath. Nice backyard for children. Lawn and floor beds will be taken care of weekly. Any maintenance issues will be taken care of as quickly as possible. Message for more details and a walk through! Tenants will be responsible to maintain lawn and shrubs in front of house. Pet fees are as follows: first pet($500), every additional pet($250). Dogs 30lbs. or heavier will need to be kept outside. Along with your pet deposit, $400 will be kept to clean anything the dog may have caused. Pet and security deposits (in full or remainder) will be returned once final inspection is done Tenant is responsible for all utilities, including trash/sewage, water, and electricity(average $120). Tenant also has to transfer the following into their name: AT&T Uverse cable and internet($104.39) and ADT security system($50). No smoking in the house. No cigarette butts thrown in yard. Monthly filter change/inspections will be done during the first of each month. Tenant is responsible to purchase Renters Insurance within the first 45 days of lease being signed and email proof. Rent is due on the first of each month with a (5) day grace period. After the 5th of each month, a $5 late fee will be added daily. After 15 days, notice to evict will be placed. Background checks will be done by us paid for by the tenant. THIS IS NON REFUNDABLE. House must make 3x the rent a month and provide the 4 most recent check stubs from all parties involved in paying rent.
