In addition, the other two (2) other parcels which are zoned multi-family, I subdivided these parcels and created a total of six (6) detached townhome lots. FYI - since these two particular parcels are zoned multi-family they can also be developed and used as a small apartment project, should you decide that as an option. From the attached files, you will see that all of these parcels and proposed lots are utilizing the existing street frontage; therefore, development costs is very minimal; therefore, my asking price for the SF lots is $35,000 per lot totaling $175,000 and $30,000 per lot for the MF lots totaling $180,000. This yields a total asking price of $355,000. This project will be sold with an approved set of construction plans.
