It can be 3,6, 9- and one-year lease. However, the monthly rent will be greater for shorter lease periods. After one year lease, the length of extended contract can discuss in more details for better cost/price value after the tenant housekeeping behavior has been checked and validated! Friends, co-applicants, and roommate are welcome to apply together to reduce the rent burden. However need to have one leading applicant to in charge of the overall application process and good housekeeping guideline, Please carefully review the following requirement, if agree and still interested in this rental house, then contact me by TEXT or email to check this house. Fundamental House rental agreement (if don't agree, don't even apply to save your time and effort): (1) No unlawful activities inside house. Any convicted class action against tenants or domestic violence will default the contract and terminate the lease automatically. (2) Cannot paint or modify dry wall with different color or tone. (3) Applicants need to have renter insurance "AND" Renter LIABILITY insurance ( 150K minimum) within one month contract signed and agreed between all parties upon! (4) Cannot damage or create holes, dents, cracks on dry wall and floor, tiles, porcelain toilet bowel. (5) Need to water lawn and foundation at least 15 minutes per week during summer (or keep lawn alive and foundation OK). Any dead lawn needs to be replaced before Move-out. (6) Renter co-pay 25% of any fix inside the house, regardless the amount, after moving into the house. This is to promote responsible use of everything inside the house. The actual execution of co-pay will determine by owner's discretion based on each incident and its severity! (7) No satellite dish on roof top, wall or structures. No smoking inside house, any violation will be $500 per event. Also no discarded cigarette butt around the house. (8) Need to keep up the tree, shrubs, lawn and flower bed inside retention wall. NO clear cut any trees on premise, especially (Ginko tree at backyard). (9) No physical digging or unearth for unapproved projects. (10) credit score below 650, OR NOT have 2.5X of monthly combined rent income then need to have double or triple deposit (at owner's discretion based on applicant's background checking, overall reputation, honesty, openness, mindset, historical behavior pattern, stability in all aspect, etc...)
