(4) Cannot damage or create holes, dents, cracks on dry wall and floor, tiles, porcelain toilet bowel. (5) Need to water lawn and foundation at least 15 minutes per week during summer (or keep lawn alive and foundation OK). Any dead lawn needs to be replaced before Move-out. (6) Renter co-pay 25% of any fix inside the house, regardless the amount, after moving into the house. This is to promote responsible use of everything inside the house. The actual execution of co-pay will determine by owner's discretion based on each incident and its severity! (7) No satellite dish on roof top, wall or structures. No smoking inside house, any violation will be $500 per event. Also no discarded cigarette butt around the house. (8) Need to keep up the tree, shrubs, lawn and flower bed inside retention wall.
